Lombok's beachfront is scarce today and the supply is fixed. We buy and prepare the best of it early, so you own a share of the coast before it is gone.
Long-term capital appreciation from a concentrated portfolio of absolute beachfront land on the South Lombok coast.
The fund's core investment strategy
Title, zoning, access and plot division turn land that is difficult to buy into parcels a developer can transact on. Most of the value is created before anything is built.
Each acquisition takes the frontage together with the land behind it. The anchor development raises the value of both, and backland is bought at a fraction of the frontage price.
The Master Developer Agreement brings the anchors and shared infrastructure that lift every parcel held, without the fund carrying construction risk.
Parcels are sourced off-market through four years of local relationships, before entitlement and before they are listed. The fund buys at raw land prices and sells at entitled land prices.
Inside the Mandalika Special Economic Zone catchment, served by Lombok International Airport, the Mandalika circuit and new coastal roads. Demand is arriving ahead of supply.
Investors get first pick of the best plots and the option to roll proceeds into the development, staying with the land through the phase that follows.
Good beachfront doesn't come back once it's gone.
South Lombok is growing fast. A new international airport, a Special Economic Zone, and a MotoGP circuit bring more visitors every year, while the best white-sand frontage stays exactly the same size.
We buy that land early, clear the paperwork, and plan it properly, then sell it to the hotel and resort developers who build on it. It's a simple, proven approach, and it's the same one we've used to deliver 16 villas in the heart of Kuta.
Five standards, applied to every parcel.
Whether it's a parcel we buy this month or one we buy in five years, the same five tests apply.
Direct frontage on the sand, not set back from it.
The stretch of coast that guests and developers want most.
Certificate clean, access secured, nothing in dispute.

Clear, realisable uplift from a proper masterplan.
Four parcels already lined up. Terms are agreed and due diligence is complete on all four, so the fund can move as soon as capital is in.

Four steps, from raw beachfront to a share in what gets built.
We buy beachfront together with the surrounding backland, so we capture the uplift on both.
A Master Developer Agreement brings proven developers, anchor projects, and shared infrastructure that raise the value of every parcel.
We sell the entitled parcels to those developers, who carry the build-out forward.

Operating in Lombok since 2022. Four years of buying raw land, building on it, and selling it out, twice.
Raising the first $2,500,000 to acquire the first two of four identified beachfront parcels.
Four years of land, title and zoning work on this coast went into finding them, and the network that found them brings parcels to us before they are ever listed.
70% sold within three months of the sales campaign, and almost sold out now, with delivery on track for Q3 2027.
Buyers in Kuta move faster than supply does. The constraint on this coast was never demand, it was good land coming to market.
Built, sold out, and fully operating in the heart of Kuta.
Almost all of the elapsed time went into title and permits, long before the first wall went up. Paperwork now comes first, which is why every parcel in Fund I is cleared and zonable before purchase.
Began buying raw land in Kuta, working directly with local landowners and village brokers.
The best parcels never reached the open market then, and they still don't. The only way in is knowing who holds them.
"I've bought land, built villas, and sold them out, twice, in the heart of Kuta. This fund takes that same approach one step earlier."Founder and General Partner, Atoll Equity LP. Four years on the ground in Lombok.
Four years of local relationships with landowners and brokers mean the fund finds and secures good land before it reaches the open market. The founder invests alongside investors, on the same terms.
Two ways in. Same land, same process, priced to the size of the commitment.
Because this fund holds land rather than cash-flowing property, payouts begin once a parcel sells and then follow an annual rhythm from there. The brochure sets out the full schedule.
A few quick answers.
Anyone. The Feeder Fund starts at $50,000, and the Main Fund at $500,000.
No. Four beachfront parcels are already identified, with terms agreed and due diligence complete.
Freehold HGB, the standard title for land of this kind in Indonesia, in the name of the fund's Indonesian company.
Two vehicles holding the same land. The Feeder Fund pools commitments from $50,000 into the same assets. The Main Fund takes commitments from $500,000. A small number of Main Fund investors are invited to sit on the Limited Partner Advisory Committee, which reviews conflicts of interest and the annual valuation. Seats are limited and offered by invitation, so a $500,000 commitment does not carry one automatically. The committee advises only. It does not vote on acquisitions, and the GP keeps decision-making authority.
Not permanently. Payouts open once the first land sale completes, expected around Year 3. From there an annual window opens each year, capped at 5% of the fund's value, so land is never sold early just to fund an exit.
At the fund's current value, set once a year by an independent appraisal of the land. Coming in before the uplift from title, zoning and planning is where the return is made.
New capital is admitted at the current appraised value, so existing investors are not diluted by someone buying in at an old price. The fund grows, and every investor holds the same land.
Fund interests are not listed, and there is no public market for them. Once land sales begin, the annual payout window is the route out. The brochure sets out the full policy.
Identity checks and documents are completed digitally, then funds are transferred. From there, quarterly updates and annual statements keep you across the parcels, the sales, and the fund's appraised value.
Tax depends on where you are resident, and the fund does not give tax advice. Returns are shown before your own tax position is applied, so it is worth speaking to an adviser before you invest.
The Sponsor is only paid on value above the highest level you have already seen, tested once a year against the independent appraisal. If the value falls and later recovers, there is no second payment on the same gain. Both funds work this way. A limited clawback sits behind it, capped at half the carry from that cycle, and set off against future carry rather than called in cash.
